301 gives you that old school feel - was over in Tampa for the weekend and ate breakfast there both days….LOVED IT! Great, friendly staff, steady stream of regulars and newbies - awesome corned beef hash????????????

Very good food.Tasted like I was eating in my kitchen. Restaurant had a family southern feel. Waitress was nice and very customer service oriented. William be returning again.

I travel a lot and the one thing I look for is a family diner. Love the food. 301 has the hometown atmosphere as friendly as I expected. The service is always friendly and the coffee hot.
